Ramky Infrastructure has taken a ₹588.57 crore order from Rail Vikas Nigam Ltd for 670 residential units, a Type-7 HOP bungalow, a shopping block and a cafeteria in Chhattisgarh.
Its stock is down 55.74% this year.
The filing does not connect those two facts. A contractor whose market value has more than halved is now absorbing a 30-month programme across 17 towers with a 12-month defect liability tail behind it.
Scope reads as institutional housing: fifteen Type-3 towers carrying 600 units, one Type-4 tower of 40, one Type-5 tower of 30.
Those typologies belong to railway staff quarters. RVNL typically executes such work as deposit work for a zonal railway — in Chhattisgarh, that points to South East Central Railway at Bilaspur — with Ramky as the build contractor underneath.
So the chain has three links:
- The zonal railway releases the budget.
- RVNL holds the interface and its own margin.
- Ramky holds delivery and the working capital cycle.
Only Ramky has no room to absorb a slow month.
Chhattisgarh adds friction. Aggregate and sand availability, haulage distances to interior railway colonies, and a monsoon window that eats into a 30-month clock.
Housing is measurement-heavy and variation-prone, which is where margin leaks after the second escalation cycle.
Ramky's disclosure that its promoters hold no interest in the awarding entity is a SEBI LODR formality. Read it as a company proving process, not a company with something to announce.
The signal sits in the structure, not the value. RVNL is scaling non-railway institutional housing and passing construction risk to mid-tier listed contractors at thin spreads.
Watch Ramky's receivable days over the next two quarters. If this award moves through working capital without fresh borrowing, the 56% drawdown is overdone.
If receivables stretch, ₹588 crore of topline is not ₹588 crore of cash.
