BLK's Rs 496 crore job is a six-year sales hedge

Signature Global Awards Rs 496 Crore Structural Package

Signature Global has handed B.L. Kashyap & Sons a Rs 496 crore structural package for Tonino Lamborghini Residences in Sector 71, Gurugram.

Five towers, 812 units, 12.40 acres. Back-of-envelope, that is roughly Rs 61 lakh of construction cost per apartment.

A Five-to-Six-Year Term Against a 30-Month Build Cycle

Now read the term. Five to six years.

A 41-floor tower on three basements does not need six years of structure. It needs about 30 months, formwork cycles and monsoon included.

Signature Global has not bought a single build programme. It has bought a retained structural contractor paced to its own sales calendar.

Scope Split and Risk Allocation

Lalit Aggarwal, Co-Founder and Vice Chairman, frames the award around execution quality matching design ambition. The contract text is narrower.

B.L. Kashyap takes civil and structural work to plaster level plus part of the MEP scope. Façade, finishes, lifts, the entire luxury envelope sit outside. Those packages remain unbought.

The split is deliberate, and it moves risk. Signature Global keeps the brand-facing scope where margin and buyer perception actually live, and offloads the commodity concrete cycle at a fixed price to a listed contractor.

Interface coordination across five towers, a commercial block and a chain of specialist vendors now sits with Signature Global's own project management team. Not with B.L. Kashyap.

What the Deal Means for B.L. Kashyap

For the Delhi-based contractor, arithmetic matters more than the press release.

- Rs 496 crore spread across 72 months is under Rs 85 crore of annual revenue against a structural order book built largely on NCR high-rises.
- Strategic value is the reference project and the follow-on phases if sequencing holds.
- Exposure is a fixed-price civil contract carried through a full steel and cement escalation cycle.

Three basements on Southern Peripheral Road mean dewatering, shoring and monsoon downtime that no escalation clause fully recovers.

Delivery Timelines and the Procurement Signal

Phase 1 is sold out. Phase 2 is launched.

Buyers are underwriting H-RERA delivery timelines across a five-tower programme anchored to a 25-acre commercial district that RMZ Corporation has yet to deliver.

The signal: NCR branded residential is now procured as a package chain, not an EPC. Structure to a listed contractor, envelope to specialists, coordination risk retained by the developer's own PMC.

Price your next structural bid on that basis, not on the headline value.
