₹141 crore. ₹260.15 crore.
Those are IRB Infrastructure Developers' consolidated net profit for the September quarter of FY26 and for the same quarter of FY27, filed with the exchanges on 5 November 2026. An 84.85% rise. ₹119.15 crore of new profit in twelve months.
Total income over the same stretch went from ₹17,510.16 crore to ₹18,970.8 crore, an 8.3% move. Set the pair together and the quarter resolves into a ₹260.15 crore sliver on ₹18,970.8 crore of income, a net margin of 1.4%. On a base that thin, ₹100 crore of income swinging either way moves profit by nearly 40%. Profit grew ten times faster than income. Something inside the structure produced that, and the release names the InvIT before it names traffic.
The frame came from the top. Chairman and managing director Virendra D Mhaiskar, in the filing:
Against the backdrop of global economic deceleration, supply chain fragmentation, and geopolitical volatility, our Q2FY27 performance highlights the exceptional counter-cyclical strength and structural resilience of our business model.
Counter-cyclical, on 8.3% income growth.
The number that survives the adjective is the 15% toll revenue growth, which Mhaiskar credits to "inelastic traffic demand and effective tariff-linking mechanisms". Traffic and tariff are the only two levers a toll operator has, and the release reports their combined effect as one number.
Anyone underwriting the next four quarters has to guess the split, and the split decides whether 15% holds through a soft year on the road or a delayed revision order. The tariff formula that lifts the rate is a concession term, and someone outside the company holds the pen on it.
Mhaiskar's own chain runs from cashflow to distribution to profit: "steady growth in cashflow and thus distributions from InvIT". Three links, and only the first needs a vehicle at the barrier. The release lists toll revenue and "higher distributions from its InvIT" as the two drivers, then quantifies one of them. The trust distributes what the plazas collect; IRB holds units and books its share as income.
A unitholder needs the split, because the sponsor's consolidated profit and the trust's distribution are two readings of the same toll cash. Of the ₹119.15 crore added at the bottom line, nothing separates what the plazas collected from what the trust passed up. The quarter arrives with no debt figure, no interest cost, no distribution per unit and no concession expiry date; on a portfolio of 27 assets, the announcement discloses a percentage and one income line.
IRB Group runs 27 revenue-generating highway assets aggregating to about ₹94,000 crore across 13 states and, by its own count, handles roughly 1.5 million vehicle crossings a day, which the company puts at close to one-tenth of India's total toll revenue. All of that throughput converts into ₹260.15 crore of quarterly profit, and the gap between the toll take and the profit line is not broken out anywhere in the release.
₹1,460.64 crore of new income produced ₹119.15 crore of new profit. Eight paise on every new rupee. No line in the filing says how many of those paise came through the trust rather than the barrier, and that missing split carries most of the 84.85%. The margin is 1.4%.
